France's independent hotels earn the most per room in southern Europe

The independent hospitality state fills this void

Independent hotels in France earned more per room in July and August 2026 than those in Italy, Spain or Portugal, even though occupancy declined. Revenues per available room increased by 1,8% to EUR 94, and the average price per night sold increased by 3,8% to EUR 145, the highest of the four countries. These figures come from the Independent Hospitality State in Southern Europe, published by Amenitiz, the AI management system for independent hotels. It is the first report built on the real operating data of independent properties in France, Spain, Italy and Portugal, with regional and departmental figures, giving hoteliers the price to price next season. While independent properties account for more than 90% of Southern European accommodation, large consultancies that publish annual figures only measure chains and hotels with more than 50 rooms.

The independent hospitality state fills this void. „Until now, independent hoteliers have not had any business-built benchmark level like their own”, said Alexandre Guinefolleau, co-founder and CEO of Amenitiz. Because we work with 11,000 independent properties in France, Spain, Italy and Portugal, we are uniquely positioned to measure a portion of the industry that has always been neglected. The full report, which is based on data from 9,312 independent properties in 49 regions of France, Italy, Spain and Portugal, is available here. The highest per-capita income in the four countries: RevPAR reached EUR 94 in France, compared with Portugal (EUR 90), Spain (EUR 86) and Italy (EUR 85). Occupation decreased by 1.3 points to 64.8%: higher prices were offset in July (+3.3% of per-capita income) but in August, occupancy decreased by 2.5 points and per-capita income barely moved (+0.6%).

Most direct booking: More than one in three bookings (36%) is direct, most of the four countries

Most direct booking: More than one in three bookings (36%) is direct, most of the four countries. Nine of the ten most direct regions in southern Europe are French, including Burgundy-Franche-Comté (43%) and Occitanie (42%). In Southern Europe, second place: Corsica ranks second among the 49 regions in terms of per-capita income (€167), behind only the Balearic Islands, with the largest increase occurring in France (+17% for typical property). Normandy is in eighth place, ahead of Tuscany. The largest regional declines: Centre-Val de Loire declined the most, losing 8 employment points and 9% of per-capita income for typical property, followed by Pays de la Loire (-7%) and Île-de-France (-6%). The highest income departments: South Corsica leads with per-capita income (192 €). Marne (Champagne), Eure and Drôme are among the most expensive departments in France, alongside Côte d' Azur and Corsica.

Cancellations: Almost one in four online agency bookings (24%) were cancelled, compared to 8% made on a property's own website. In Paris, 61% of the agency's bookings were cancelled. Guests book an average of 62 days in advance, second only to Portugal, increasing to 100 days in Corsica. They stay an average of 3,7 nights (6 in Corsica) and spend about 540 euros per booking.
